Hello, I currently rent at walnut ridge estates. The condition of the entire development is appalling. My neighbors let their dogs defecate, all over their yards and some times mine and leave it there to bake in the sun.
The parks are constantly in disrepair. Swings are broken, trash all over, etc.
The mismatch of fencing, decks, is insane. I would be very disappointed and irritated if I were a home owner.
Its a shame that the rolling hills development which is government housing looks nicer and better kept than this place.
I can't even take my ddaughter to the park without having to dodge dog waste, trash, etc. And when we get to the parks, they are usually all broken to some extent and we can not enjoy ourselves.
Please address these problems, especially when you are charging people for an HOA and then nothing is actually tidied or kept up on. People deserve to live in a neat and tidy development especially when you pay for it.

My area had an issue with noisy neighbors , trash strewn property, dogs doing their business on lawns. We contacted the management company and we had good results. Contact Angela. HOA can't do it alone. Homeowners need to get involved in their community -owners and renters.

The condition of some of the houses at Walnut Ridge Estates, and the gross failure of the property manager and Walnut Ridge Homeowners Association to guarantee, enforce and provide the promised services and standards which they contract with and force residents to pay a monthly fee, has clearly resulted in the decline of what was once a thriving community, to now a place which is quickly becoming an encroaching ghetto. Property values have plunged. Buildings have fallen into disrepair, sale signs give way to boarded up windows. The finality of the association's gross failure(s) to provide the services, guarantees and standards which they promise in the Handbook, is a neighborhood which is quickly becoming a “slum, a ghetto, plagued with crime, rodents, disease and, above all, crushing, inescapable poverty”. There are abandoned cars, many with expired registration and inspection stickers, which the owners park in the spaces that are meant for guest, knowing their casrs will NOT be towed as they should be according to the WRE rules and regulations Other people have three and four cars, which they park in the guest spaces with impunity. Leaves, trash, dog feces all over. Dilapidated houses that desperately need repairs are ignored to the point that rodents have taken up residence, whereby presenting a health risk. Maintenance of the common grounds is deplorable. Snow removal is a joke. Often you can't get out of the parking area without sliding into the street, only to find the streets are cleared of the snow, when the development is still snow/ice covered. Annoying and continuously barking dogs which begin early in the morning until late at night. Vandalism of cars and property in an effort to racially and ethnically intimidate people. Unruly and unsupervised children are allowed to run around screaming and causing disturbances. Houses where there are far too many people living in them. As a direct result of these and other issues, the property value of the houses at Walnut Ridge has drastically declined, leaving many home owners disgusted.

I agree with the above statement (11/11 via Guest). There seems to be a lack of supervision which has resulted in a very obvious decline. Can anyone define the responsibilities of the management company? In order to make improvements I think it's important to understand who is responsible for what. In the past, the manager/company was here daily, making drive-throughs and taking notes. It would seem to me that a good portion of the decline we're seeing could be eliminated by that vigilance.
